A short guide on the origins of Land Insights and how it’s empowering a new generation of Land Investors.

Land Investors have been stuck in the “stone age” for decades. Data based insights were a novelty. Instead most land investors built their business on a follow the leader mentality. From market selection, to building offers, to underwriting deals, nearly everyone was stuck on the same hamster wheel. This led to subpar results for most.

The market determine your results

The first question that Land Investors must ask themselves is, “where should I spend my marketing dollars and ultimately buy land?”. 

In some ways this is the most important question we can ask ourselves as business owners. If you zoom out far enough, nearly all of our results flow downstream from where we decide to invest. 

Our response rates, our offer accuracy, our ROAS, our profit per deal, and our disposition turn times are all byproducts of this one choice.

Accuracy creates outlier results

The best market with the wrong acquisition offer is a losing proposition. 

And that’s exactly why Land Insights allows you to quantify land values during your market selection process.

Most sellers will never accept a $3,000 offer on their $100,000 property. 

In the same vein, most sellers will never do business with you when you are forced to drop your offer from $300,000 to $50,000 for the same property. 

Instead, we want to be pinpoint accurate with offers on the first attempt. 

This sets us in a league of our own when dealing with sellers. 

And as a result, turns our marketing returns into what most investors would consider outlier results.

Data efficiency improves margins

Nearly 50% of land investing marketing dollars are wasted.

And this data falls into two distinct categories. 

  1. Physical Data 
  2. Ownership Data 

Let’s start with camp #01… 

Every dataset that we market to is going to have both good properties and bad properties. 

We all know what a good property is, so what makes something bad? 

It all comes down to Flood Zones, Wetlands, Legal Access, Physical Access, and Topography. 

Now of course this isn't “black and white”, the impact of these features are a gradient. A sliding scale.
